I've owned Kimco now since August 2016. To me, their financials make it look like they are well managed and have a history of steadily increasing in value except for during the 2009 drop. Even in the 2009 drop though, they cut costs, cut dividends and such, and it just screams "well managed" to me.
I bought in because i wanted some more diversity and i had no REITs yet. Kimco was a recommended REIT because of it's performance. Since then, it's done nothing but go down slowly. It does the usual stock thing and hovers at a certain resistance point for a while and I get hopeful that it's going to turn up after all of the resistance. About a month or two apart, it will just drop 5+% or more and then stay there. So it breaks the resistance points in a negative direction every time.
If you look at their earnings, they absolutely kill the earnings every quarter, but then the stock drops again. I know some people think "oh my god retail is dead" and I think that thought translates to Kimco since they own the properties that some retail stores rent from, but they are also showing success at what they are doing. What the hell is going on with people and Kimco?
